Before you count on the income

Check the rules first

Arizona limits how far cities can restrict short-term rentals, but permits, licensing, occupancy caps and taxes still vary by jurisdiction. HOAs can ban nightly rentals outright. Confirm this before you build.

Long-term is the floor

Nightly rental income is real but volatile. If the numbers only work at 65% occupancy and $250 a night, the project is fragile. We tell owners to underwrite at the long-term lease number and treat nightly upside as a bonus.

Outdoor space pays

Across our own rentals, the biggest jump in nightly rate came from a rooftop deck and covered outdoor living, not from interior finishes. It is usually the highest-return upgrade on the list.
